  Are there Association Fees? ^TOP
  At Harbor Heights, there are no association fees. You do pay a monthly lot rent. In exchange for this, you do not pay taxes on the land, just your home. We mow the grass, plow and maintain the streets, and provide you with a professionally managed community.
 
  Are utilities separately billed? ^TOP
 

Yes, water and sewer, gas, electric, phone and cable are all separately metered and billed directly to the home owner.

 
  Can we finance the purchase of our home? ^TOP
  Yes, we have the names of several lenders that will quote you rates and terms for a loan on your home.
 
  Can we have pets, and do we charge extra for pets? ^TOP
  You are allowed to have pets at Harbor Heights and there is no extra charge. We do require that they are approved by the management of Harbor Heights and registered with us.
 
  Can we park on the street? ^TOP
  You may park on the street during the daytime, but not overnight.
 
  Do you charge extra for parking boats, trailers, etc? ^TOP
  No, we provide an area free to residents for parking these types of recreational vehicles.
 
  How do I get a sample lease? ^TOP
  Please just contact our office and we will be glad to mail you a copy of our lease.
 
  What are my (and my neighbor's) responsibilities and restrictions under our leases? ^TOP
  Your lease includes several covenants to protect your investment in your home. These include the requirements that all tenants maintain their property and keep their yards neat and trimmed. Overnight on-street parking is not allowed. Homes must be owner-occupied – i.e., you may not lease out your home. RV’s, boats and campers must be parked in the special area designated for such vehicles, not in individual driveways. All decks and/or other additions to homes must be approved first by Harbor Heights management, and must comply with all required building permits of the Village of Waterford. All residents must be registered and approved by the Harbor Heights office. Pets must be kept on leashes at all times when outdoors, and may not be left outside unattended.
 
  What is a Land/Lease Community? ^TOP
  A community of homes where you own your own home, and you lease the land.
 
  What is my monthly fee (or rent) for my land, and what does that include? ^TOP
 

Our monthly fee ranges from $270 to $300 per month.  Items included in the monthly fee:

  • Right to use your lot for your home
  • Real Estate taxes on the land
  • Maintenance of the roadways
  • Maintenance of the utilities in the roads, and the utility lines up to the home
  • Lawn mowing
  • Snow plowing of the roadways
  • Maintenance of the common areas
  • Professional Management of the Community
  • Printing of the monthly newsletter
  • Hosting of the Harbor Heights web page
  • Garbage pick-up
 
  What is the financial advantage of a Land/Lease Community? ^TOP
  Since you don't have your dollars tied up in ownership of the land, these dollars are in your pocket, and available for you to use in other areas of your life. Buy that RV, travel, own that second home in warmer climates, or just save for your future.
 
  Who handles the maintainance of the plantings around my home? ^TOP
  Although Harbor Heights cuts the grass, the homeowner is responsible for trimming the grass around their homes, and keeping the plantings and bushes around their home trimmed.
 
  Who removes snow from my driveway and walkways? ^TOP
  Although Harbor Heights plows the roadways, the homeowner is responsible for removing snow from driveways and walkways.Many of our residents hire individual contractors to take care of this for them.
