Harbor Heights, established in l987, is southeast Wisconsin’s premier manufactured home community. It has been designed and developed with an emphasis on quality. Harbor Heights is conveniently located within the Village of Waterford, WI within walking distance to shopping and schools. Waterford, in Racine County Wisconsin, is located along the banks of the Fox River, approximately 20 minutes southwest of Milwaukee, 2 hours North of Chicago and 30 minutes West of Racine.
All homes in Harbor Heights are double-wide manufactured homes, and are constructed to meet or exceed a national code called the “HUD” code (United States Department of Housing and Urban Development). The HUD code regulates manufactured home design and construction, strength and durability, fire resistance, and energy efficiency. It also prescribes the performance standards for the heating, plumbing, air conditioning, thermal, and electrical systems. Built on a steel framework (“chassis“) and entirely in an environmentally controlled factory, manufactured homes provide quality affordable housing.
In addition, all Harbor Heights homes are installed over a poured concrete slab, have concrete driveways and sidewalks, and most have garages. All of these manufactured homes have been professionally landscaped according to a customized landscape design plan.Harbor Heights is a land-lease community where you own your home and lease your lot. Since you do not need to purchase the land for your home, your up-front costs are lower and you have those dollars available to you for other things – providing you with financial flexibility.
The community is professionally managed, so you know that the lease covenants and rules will be consistently and fairly enforced to safeguard your investment in your home. These include requiring that the homes exteriors are properly maintained, and landscaping around each home is kept neat and trimmed. Harbor Heights management is here to assist you in any way that we can, including answering questions, helping you find a reputable contractor, and deal with any neighborhood issues, should they arise.
Harbor Heights mows the lawns, and takes care of snow removal on the streets. Homeowners are responsible for hand trimming and maintenance of landscaping around the home, and snow removal in their driveway and walkways. We have a list of private contractors to assist you, if needed.
